    [Starwood Capital and 40th Street Development, LLC], announced today that New York City’s first—and the world’s, for that matter—five-star green hotel will be constructed on W. 40th Street across from Bryant Park. By 2010, the [“1” Hotel](http://www.earthtimes.org/articles/show/news_press_release,115911.shtml ), designed by architect Morris Adjmi, will have set up shop in a 31-story green skyscraper, boasting 100,000 square-feet of hotel space and 86,000 square-feet of residential condominiums. The building will surpass the New York State Energy Conservation Code by 30 percent, reducing greenhouse gas emissions by 30 percent, and 50 percent of its energy will come from renewable resources.

    At least “1” Hotel should please the earth-hugging community, unlike another up and coming hotel/slash condo by the T-man himself. The 45-story [Trump Soho Hotel and Condominiums], a $380 million project, should open its doors as a haven for the 30-something rich and elite by 2009. However, residents of Spring Street are not looking forward to the new addition to their low-rise neighborhood. Lucky for them, there may be trouble in The Donald’s future. The Department of Building has rejected the last three applications to begin the project. To think, New York might miss out on having yet another outlandish building with Mr. Trump’s name on it. Oh darn.
