Long Island’s Jones Beach, located a mere 33 miles from Manhattan and yet home to wild animals beyond just rodents, will now become home to the Donald’s latest development project. His 33,000 square foot waterfront dining and banquet hall, called Trump on the Ocean, will be located on the boardwalk and built for a mere $40 million. It will offer indoor and beachfront dining and accommodate up to 1,400 opulence-lovin’ consumers. Governor Pataki, who stood by Trump’s side for Thursday’s announcement, explained that, upon approval from the state attorney general and comptroller, the State Parks Department will gain ownership of the new venture. This means that the state will receive annual lease payments of approximately $200,000 a year plus inflation, as well as between 2 and 5 percent of the gross receipts after the first three years. It also means that Trump will be exempt from school and county real estate taxes since this will be a state-owned facility on state land. Trump on the Ocean will replace the Boardwalk Restaurant, which was demolished two years ago and, in 2002, had only earned the state $140,000 total. Trump hailed his new exploit as the “finest dining and banquet facility anywhere in the world.”
